Pattaya
Pattaya and the surrounding Eastern Seaboard is home to one of Thailand's largest expat retirement communities. The combination of relatively low housing costs, strong expat social infrastructure, proximity to Bangkok (2 hours), and a functional Immigration office have made Pattaya a top choice for retirees on Non-OA and for long-stay residents seeking more space for less money than Bangkok.
WHY EXPATS CHOOSE PATTAYA
Pattaya is often dismissed for its nightlife district — but the expat community that lives there long-term is primarily centred in Jomtien, East Pattaya, and the hillside areas of Pratumnak and Naklua, which are separate in character from the Walking Street entertainment area.
Key draws: lower housing costs than Bangkok for equivalent quality, proximity to Bangkok (2.5 hours by bus, 1.5 hours by car), a large English-speaking service economy, direct access to the Eastern Seaboard industrial zone (relevant for Non-B holders employed in Amata or Map Ta Phut), and strong retirement visa infrastructure — the Pattaya Immigration office is well-practised in Non-OA applications.
BEST AREAS FOR LONG-STAY EXPATS
Jomtien (south of Pattaya): quieter, more residential. Long beach, mix of condos and townhouses. Popular with retirement visa holders. 1BR condo: 10,000–20,000 THB/month. Many buildings have been here 10–20 years; newer developments command premium.
Pratumnak Hill: between central Pattaya and Jomtien. Higher ground, sea views, upscale condos. Less commercial density. 1BR with view: 15,000–30,000 THB/month.
East Pattaya: land-based area, houses rather than condos. Popular with families who want space. Garden houses: 20,000–40,000 THB/month. Longer drive to beach.
Naklua / Wong Amat (north): quieter residential area north of central Pattaya. Good condo stock, local market access, lower tourist density than central. 1BR: 10,000–20,000 THB/month.
IMMIGRATION
Pattaya Immigration (Soi 5, Jomtien area): serves all of Chonburi province and is one of the busier provincial offices in Thailand given the expat population. Handles Non-OA, Non-O, Non-B, DTV extensions, 90-day reports, re-entry permits. Has a reputation for strict document checking — preparation matters. Arrive early.
HEALTHCARE
• Bangkok Hospital Pattaya (Central Pattaya Road): the premium option; international accreditation, direct billing, English-speaking administration. Charges are higher than Thai hospitals but comparable to the Bangkok network.
• Pattaya International Hospital: longstanding facility, broad expat use, competitive pricing.
• Phyathai Sriracha: Sriracha town (30 minutes north), strong hospital serving Eastern Seaboard industrial workers. Some expats use for non-emergency care.
TRANSPORT
Baht bus (songthaew): Pattaya's public transport — shared truck routes running on fixed circuits through central Pattaya. 10 THB per person. Covers central Pattaya and Jomtien but not all areas. Motorbike rental: 3,000–4,500 THB/month. Car rental: 12,000–18,000 THB/month. Grab operates in Pattaya.
Bangkok connection: BRT South (Eastern Bus Terminal to Pattaya): 2.5 hours, 130–180 THB. Minivan services from various Bangkok locations: 2 hours, 150–200 THB. No train to Pattaya centre; the historical Pattaya Station has limited service.
U-TAPAO AIRPORT (RAYONG, 40 KM SOUTH): growing capacity; currently serves select routes to Bangkok Don Mueang, Chiang Mai, and some international charters. Will expand significantly under EEC development — not yet a replacement for Suvarnabhumi.
COST OF LIVING (AUGUST 2026 ESTIMATES)
1BR condo (Jomtien/Pratumnak): 12,000–32,000 THB/month
Mid-range restaurant meal: around 600 THB/person
