Thailand Retirement Visa (Non-Immigrant O-A)

WHO THIS IS FOR The Non-OA retirement visa is designed for foreign nationals aged 50 or over who want to live in Thailand long-term without working for a Thai employer. It is the standard choice for retirees from Australia, the UK, the USA, Germany, and most Western countries. KEY REQUIREMENTS Age: 50 years or older at time of application. Financial: 800,000 THB in a Thai bank account (in your name), maintained for 3 months before each annual extension. Alternatively: a pension or foreign income of at least 65,000 THB/month. The bank balance must be in Thailand — overseas bank statements are not accepted for the annual in-country extension. Health insurance: mandatory. You must hold a policy from an OIC-approved insurer with minimum coverage of 40,000 THB outpatient / 400,000 THB inpatient. Visa Centre can recommend approved insurance providers. No employment in Thailand: the Non-OA does not authorise work in Thailand. If you plan to work remotely for overseas clients, consider the DTV instead. THE NON-OA PROCESS Initial visa: applied for at a Thai consulate in your home country. Grants 1-year stay on first entry. Annual extension: applied for in Thailand at the Immigration Bureau for your province, each year before the current permission expires. 1,900 THB fee. Renewed for a further 12 months. 90-day reporting: required every 90 days to notify Immigration of your current address. Online or in person. TM30: your landlord must file a TM30 address notification within 24 hours of each arrival at your property.
